Lease with Benefits

Lease with Benefits is an 18+ visual novel dating sim where you play as an adult moving into a shared house for a fresh start. Over 28 in-game days, you navigate a time-slot system to visit locations around town and at home—the café, library, gym, park, and bar—building relationships with four main adult roommates (Marianne, a café owner in her late 40s; Frankie, an art teacher in her mid-40s; Claire, a young ER nurse; and Nora, a graduate student) as well as supporting characters you meet around the neighborhood. Your choices determine who you grow close to across four relationship tiers, from Acquaintance to Devoted, through everyday moments, flirting, and personal conversations. The game emphasizes cozy, playful storytelling with humor and optional adult content that can be toggled off; all characters are explicitly adults, and the narrative focuses on genuine connection and character development.
